  • Step flashing at wall junctions: Anywhere your roof meets a vertical wall — at dormers, additions, or parapet walls — look for lifted metal, staining on the wall below, or siding that appears swollen or buckled near the roofline.

Step 2: Gutters and Downspouts

Gutters are often the first place visible evidence of roof damage appears. After each significant monsoon storm — and definitely at the end of the season — physically check your gutters.

  • Granule volume in gutters: Some granule loss is normal and expected throughout a roof's life. But if you're scooping out significant quantities of granules — enough to fill a coffee mug or more — after a monsoon event, that's a warning sign. Photograph it and note the date; this is useful documentation if you file an insurance claim.

  • Mold on wood surfaces: Black, green, or fuzzy growth on rafters, sheathing, or at the eave edges indicates chronic moisture — either from an active leak or from inadequate ventilation trapping humid monsoon air.   • Rust on metal components: Rust on the underside of nails poking through the decking, on metal vent flashing, or around any metal hardware in the attic indicates sustained moisture exposure — not a one-time event.

Step 4: Interior Check

By the time damage shows up inside your living space, it's already been in your attic for a while. But interior signs are important to document and respond to quickly:

  • Ceiling stains: Yellow-brown rings or discoloration on any ceiling, especially in rooms directly under the roof. Check corners and the areas around ceiling light fixtures — water tracks to low points and to any gap in the ceiling vapor barrier.
  • Paint bubbling or peeling on ceilings or walls: Moisture behind painted surfaces creates pressure that bubbles or lifts the paint film. This can appear on upper-story walls adjacent to exterior walls as well as on ceilings.
